What kind of pets do you allow? Do you permit exotic pets?
We allow pets under 40 pounds. If you have an exotic pet, please provide Management with the details to find out if it is permitted.
How many pets may I have?
Are there any deposits, special fees, or monthly charges to have a pet?
One-time non-refundable $500 pet fee + monthly pet rent of $50
Is my security deposit totally refundable?
Yes, provided the apartment home is left in the same condition it was in when you took possession.
If I get a job transfer, can I break the lease?
Yes, but you must provide a 60 day notice in writing and pay a termination fee equal to two months rent.
What utilities are included in my lease?
Trash service & pest control on an as needed basis.
How long is the term of the lease?
We offer lease terms from 7 - 14 months.
Do you accept leases for short terms?
Yes, our shortest lease term is seven months.
If something needs to be repaired in my apartment, how do I report it?
Call the Management Office at (305) 448-0098 to place a service request. You may also visit our resident portal, by clicking on the resident tab on the top right corner and choosing the resident portal on the drop down menu. For iPhone users, download "RENTCafe Resident", our resident app, where you may place a service request.
When is my rent payment due?
Rent is due on the 1st of each month.
What day of the month am I liable for a late charge?
You will incur a $175 late fee if rent has not been received by the 3rd of the month.
Will you accept electronic payments from my bank?
No. Cashier's check or credit card (Visa, MasterCard, or Discover, American Express) payments are accepted. However, you may set up an automatic e-check payment through our third party provider at www.rentcafe.com
Is there a place where I can pay my rent after office hours?
For your convenience, you may log on to our resident portal RENTCafe to submit payment.
There is a person who might be staying with me for a while, is that permitted by the lease?
Management must be notified of any guest staying with you for a period of more than 15 days. The person staying may be asked to apply and be added to the lease contract.
Do you have reserved parking?
Resident parking spaces are assigned.
I have a motorcycle, where can I park it?
Motorcycles should be parked in an assigned parking space.
My children live with me in the summer; do I need to notify your office when they arrive?
Not if they are listed on the lease as occupants. If they are not listed on the lease agreement, you must notify Management if they will be staying with you for a period of more than 15 days.
Do you have cable services?
All apartments are hard-wired for cable. Please contact Comcast to set up service.
Will you accept my delivery packages for me?
All packages will be delivered to our Amazon Lockers and you will receive an automatic email informing you the package has been delivered.The Management Office will accept packages that will not fit in the Amazon Lockers.
